Our fees
Choose the level of service that suits you
Our fees are a percentage of the monthly rent, so you only pay while your property is let. Whichever service you choose, you’ll have a dedicated Lettings Consultant and a team that’s focused on protecting your property and your income.
Rent Collection
5%+ VAT of the monthly rent
We find and reference your tenant, set up the tenancy, then collect the rent and chase any arrears. You look after the property day to day.
Get a ValuationFully Managed
8%+ VAT of the monthly rent
Everything in Rent Collection, plus we manage the property for you: safety certificates, maintenance and repairs, inspections and the end-of-tenancy deposit.
Get a ValuationRent Guarantee Insurance
+3%+ VAT of the monthly rent
Protects your rental income if your tenant stops paying, including legal and eviction costs. Available with Rent Collection or Fully Managed.

Fees are a percentage of the monthly rent. Some services, such as certificates and inventories, carry an additional charge; see additional fees below.
Rent Guarantee Insurance
When tenants don’t pay, you’re protected
No landlord expects a tenant to fall into arrears, but even the most reliable tenants can face financial difficulties beyond their control. With possession claims now going through Section 8 and taking longer, rent guarantee cover keeps your income coming in while the process runs its course.
3% + VAT of the monthly rent, added to either Rent Collection or Fully Managed.
- What’s covered
- Rent arrears paid for up to 24 months or up to £100,000, whichever comes first.
- Legal and eviction costs covered within the £100,000 total claim limit.
- 75% of the monthly rent for up to 3 months after vacant possession, while the property is prepared and re-let. Applies following a successful claim and re-marketing by us.
- Court attendance on your behalf by a professional representative.
- Section 13 dispute cover, where a rent increase is challenged at the tribunal.
- Whole-property cover that can be transferred if tenants change, subject to referencing criteria.
- Other tenancy breaches as well as non-payment of rent.
- A UK-based tenancy law team who handle thousands of possession claims every year.
Rent Guarantee Insurance is provided by HomeLet and Let Alliance, trading names of Barbon Insurance Group Limited, which is authorised and regulated by the Financial Conduct Authority for insurance distribution (FCA registration number 308724). Cover is subject to referencing criteria and to the policy terms, conditions and exclusions. Always read your acknowledgement of interest to make sure the cover meets your needs.

“From” prices are quoted individually depending on the property. Maintenance management is charged at 15% of the contractor’s invoice.
