What is guaranteed rent?
Certainty, without the day-to-day
Letting a property can be unpredictable. With guaranteed rent, you receive a fixed rent each month for the length of the agreement, with no gaps between occupiers and no arrears to chase.
Instead of granting a tenancy to an individual, you sign a company-let agreement with Apex Real Estate Housing Ltd. The property is used for residential purposes only and may house families, professionals or suitable local authority placements.

Free property appraisal
We visit your property, talk through your goals and confirm the guaranteed rent we can offer.

Company-let agreement
You sign a fixed-term company-let agreement with Apex Real Estate Housing Ltd. The full terms, including the rent and length of the agreement, are set out in writing before you commit.

We manage the property
Apex Real Estate stays on as your managing agent. We find and vet occupiers, arrange compliance certificates, handle maintenance and repairs, and remain your day-to-day contact.

Your rent, every month
You receive the agreed rent each month for the length of the agreement, whether the property is occupied or not.

Your questions answered
Is this the same as letting to a tenant?
No. You sign a company-let agreement with Apex Real Estate Housing Ltd rather than granting a tenancy to an individual. The company then manages who lives in the property.
Do I still get paid if the property is empty?
Yes. The agreed rent is paid every month for the length of the agreement, whether or not the property is occupied.
Who will live in my property?
The property is used for residential purposes only. Occupiers may include families, professionals or suitable local authority placements, all vetted by us.
Is there a management fee?
No. Some landlord costs still apply, such as safety certificates and repairs beyond fair wear and tear. These are listed in your agreement before you sign.
