Tenant Fees & Terms
At Apex Real Estate, transparency and fairness are central to how we work with tenants. Below you’ll find a full breakdown of the fees you may be charged before, during, or at the end of your tenancy — all in line with the Tenant Fees Act 2019.
Holding Deposit – 1 Week’s Rent
To reserve a property, a holding deposit equivalent to one week’s rent is required. This deposit may be withheld if any of the following occur:
- You withdraw from the tenancy.
- You fail a Right-to-Rent check.
- You provide false or misleading information.
- You fail to sign the tenancy agreement within 14 calendar days.
Security Deposit
This deposit is held as security for any damages, unpaid rent, or defaults during your tenancy and is registered with a government-approved deposit protection scheme. The maximum deposit amount depends on your annual rent:
- Under £50,000 per year: Up to 5 weeks’ rent
- Over £50,000 per year: Up to 6 weeks’ rent
Late or Unpaid Rent
If rent remains unpaid more than 14 days after the due date, interest may be charged at 3% above the Bank of England base rate. Interest accrues from the date the rent was due until payment is made, promoting timely payments and fairness for both parties.
Lost Keys or Security Devices
Tenants are responsible for replacing any lost keys or security devices. If locks must be replaced, you may be charged for: locksmith fees, new locks, and replacement keys for all affected parties.
- Estimated cost: From £15 (depending on the complexity of the replacement).
Change of Sharer – £50 (Inc. VAT)
Should you wish to add or replace a named tenant (sharer) on the existing tenancy agreement, a fixed administration fee of £50 per person applies. This covers the cost of amending the tenancy and completing referencing checks for the new sharer.
